The CoSignLeases.com Lease Guaranty represents for the landlord a guaranty of payment of up to six months of rent on a one year lease versus a guaranty of collection by an individual. CoSignLeases.com pays the landlord on the Guaranty within ten business days of filing a notice for payment (additional conditions apply). CoSignLeases.com will only guaranty lease terms of one year. Landlords can now accept a broader range of applicants looking to rent Harlem apartments because we serve as a guarantor.

CoSignLeases.com provides landlords and management companies with the financial security they need so they can reduce their vacancy rate of Harlem apartments while helping people secure the housing they desire and can afford. CoSignLeases.com Lease Guaranty is solely for the benefit of the landlord, and the tenant shall have no right to seek any benefits from or payments under the CoSignLeases.com Lease Guaranty. The CoSignLeases.com Lease Guaranty provided to the landlord in no way relieves the tenant from their obligation to pay rent for the apartment, and will not protect the tenant from or prevent an eviction if the tenant fails to pay their rent. In addition, CoSignLeases.com will sue the tenant for any amount paid to the landlord (including but not limited to any attorney's fees and expenses incurred by the company to collect).

In the beginning, CoSignLeases.com will be self-insured. CoSignLeases.com approaches self-insurance as a risk management tool. Funds are set aside (similar to an insurance premium) using actuarial science and historic trends to enable the company to cover future uncertain losses. CoSignLeases.com maintains cash reserves segregated in an attorney's escrow account equal to one month's rent (maintained during the full term of the lease) for each lease that the company serves as guarantor. In addition, CoSignLeases.com maintains a strict adherence to an effective underwriting standard that substantial reduces the company's exposure to uncertain losses. For instance, CoSignLeases.com will not serve as a guarantor for someone who has in the last 10 years has been evicted from an apartment for non-payment of rent.

By the Fall of 2012, CoSignLeases.com will raise one dollar for every ten dollars under the company's lease guarantees. CoSignLeases.com will raise the capital by offering equity positions in pools of packaged contracts of its lease guarantees via private placement memorandums to Sophisticated Investors. CoSignLeases.com will use the funds to finance its rapid expansion and provide for adequate reserves. Investors will enjoy monthly draw downs of principal and dividend payments derived from their prorated share of transaction fee income. Investors will finance 100% of the risk associated with the company's lease guarantees (over the life of a 12 month contract) in return for 50% of the income derived from transaction fees. The CoSignLeases.com Lease Guaranty provides the landlord with a guaranty of payment of up to six months of rent on a one year lease thus limiting investors' exposure to the risk of paying off any contracts that may default.

CoSignLeases.com charges an application fee of $250 per person and a transaction fee of 15% of the annual rent. In addition, CoSignLeases.com as guarantors is willing to accept rent payments as security (which will be refunded based on performance of lease terms) to rent Harlem apartments from those with poor credit. Furthermore, CoSignLeases.com as guarantors will consider those with minimum stated incomes of 30 times the rent (most landlords that rent Harlem apartments require applicants to earn 40 to 45 times the rent). In addition, CoSignLeases.com will consider parents (and other interested parties) who live outside the Tri-state New York area looking to secure housing in Harlem for others).

In support of low income students that live in public housing in Harlem, CoSignLeases.com will donate 10% of its profits to The Harlem Public Housing Scholarship Fund, Inc. (hphsf.org).
